Our client is a leading New York City-based general contractor specializing in ground-up residential construction, delivering high-rise and mid-rise developments across the five boroughs. From preconstruction through closeout, they manage every phase of the build with a reputation for quality, schedule discipline, and strong relationships across owners, architects, and trade partners. As the project pipeline continues to grow, they are looking for an Assistant Project Manager.
About the Role
This is a role for an Assistant Project Manager who wants hands-on exposure to every phase of a ground-up NYC residential project, working closely alongside a Project Manager and superintendent to keep the job moving. You'll support budgets, contracts, and schedules, help manage the flow of information between the office and the field, and build the foundation needed to run your own project down the line. We back our APMs with strong mentorship, an experienced project team, and real responsibility from day one.
Responsibilities
Support the Project Manager across the full project lifecycle for a ground-up high-rise or mid-rise residential development, from preconstruction and buyout through closeout and turnover
Assist with project budgets, cost tracking, and monthly financial reporting; help flag potential cost overruns
Support subcontractor buyout, assist with scope review, and help manage the RFP/bid leveling process for trade packages
Coordinate with the superintendent to help align the master schedule with procurement, submittals, and field sequencing
Manage day-to-day submittal and RFI logs, tracking turnaround between design teams, consultants, and the field
Assist in owner-architect-contractor (OAC) meetings and help maintain communication with ownership, architects, and consultants
Help process change orders, ensuring proper documentation and cost justification
Support project closeout, including punch list tracking, warranty documentation, and final owner turnover
Work closely with project engineers, helping build coordination and documentation discipline across the team
Support compliance with contract terms, insurance requirements, and NYC DOB regulations throughout the project
Qualifications
2+ years of project management/project engineering experience in NYC commercial or residential construction, ideally with exposure to ground-up high-rise and/or mid-rise projects
Working understanding of construction contracts, budgeting, and cost tracking
Some experience supporting subcontractor buyout and trade coordination
Familiarity with NYC DOB processes, permitting, and code requirements
Strong written and verbal communication skills, comfortable interfacing with ownership and design teams
Proficiency with project management and scheduling software (Procore, Primavera P6, MS Project, or similar)
A collaborative mindset - this role depends on a strong working partnership with the field team and Project Manager, not managing from a distance
Pay range and compensation package
Salary: $130,000-$140,000, commensurate with experience
