LOCATION: Heritage ESTEM Magnet School

DEPARTMENT: Building and Grounds

REPORTS TO: Director of Operations, Assistant Director of Operations, Maintenance Supervisor, Facilities Coordinator, Building Principal

RATE OF PAY: $27.81/hour per the salary schedule for local #70

Summary

This position is responsible for the overall custodial and maintenance functions in the building.

Essential Functions

Operate and maintain boiler, HVAC equipment and other related mechanical equipment

Operate building automation/energy management system

Assist in the development and direct/perform preventive maintenance schedules

Prepare all repair orders and complete repairs that do not require outside assistance such as, but not limited to

Plan, lay out, assign, schedule, direct and review the work of maintenance and custodial staff

Direct and lead the custodial operations within the buildings

Inspect equipment to determine repair and maintenance needs

Set-up and clean-up for special events

May specify, request and/or requisition repair parts as required

Assist in removal of snow as required

Other tasks as directed

Working Conditions

Grease, oil, vapors, engine noise, heat, working in cramped quarters are common in this work. Although minimized by safety practices, accident and physical hazards connected with mechanical maintenance and repair work are always present. Tasks involve lifting, stooping, bending, carrying and long periods of standing, sitting, walking, and shoveling.

This position works around small children requiring extreme vigilance in minimizing possible accidents and access to undesirable areas.

Physical Requirements

This position requires good physical conditioning, good cross body coordination, manual dexterity, eye-hand coordination, strength, agility, endurance with no serious defect of vision, hearing or members. Must be able to lift 75# on a regular basis.

Work Direction

Persons in this position have the authority to assign and direct work performed by other classifications. They may also make recommendations and observations on the performance of other employees.

Contacts and Relationships

Persons in this position come into contact with administrators, teachers, students, public, contractors, engineers, staff, vendors, etc. Positive and clear communications, tact, diplomacy and the ability to establish good working relationships with building and professional staff is essential. Proven leadership skills are required, with the expectation to lead by example and create a positive work environment.

Minimum Qualifications

High School diploma or equivalent

2nd Class Engineer License is required for this assigned building

Universal Refrigeration License preferred. Once obtained and maintained, additional license pay applies

Registered Unlicensed Electrician License preferred.

HVAC Certification preferred. Once obtained and maintained, additional license pay applies

Two years custodial experience

Able to operate common hand, power tools and job specific equipment

Demonstrated ability to effectively communicate both orally and in writing to staff, teachers, administrators and

co-workers

Able to read and interpret blueprints

Knowledge of standard safety procedures

Demonstrated ability on building control systems including Compass

Must have the ability and proven record of reporting to work on a regular and punctual basis

Valid driver's license and good driving record

A hands on and or written test may be administered to verify abilities
