Job description

Responsive Capital Ventures and Responsive Asset Management operate as one unified platform with a singular purpose: transforming the way people build and protect wealth through real estate.

We don’t view this as two separate companies.

We operate as one business built on three core legs of the stool:

Investments (RCV)

Property Operations (RAM)

Business Enablement (IT, HR, Marketing, and Finance)

This structure allows us to control the entire lifecycle from capital to execution to performance.

Today, that platform is backed by 50 team members and ~$25M in annual revenue. More importantly, it’s built on a culture for people who want to do meaningful work at a high level.

On the investment side, Responsive Capital Ventures focuses on helping high earners convert active income into long-term, sustainable wealth through real estate. We take a disciplined approach to capital, risk, and execution. The goal isn’t just returns. It’s consistency, protection, and long-term alignment.

On the operations side, Responsive Asset Management is where the business plan comes to life. This is boots-on-the-ground execution by driving occupancy, managing expenses, executing capex, and creating communities that residents are proud to call home while protecting and growing the asset.

The third leg is Business Enablement, which is what keeps everything aligned and moving. IT, HR, Marketing, and Finance. This is the infrastructure that allows us to scale without breaking and maintain a consistent standard across the entire platform.

Most groups talk about being vertically integrated.

We actually operate that way.

We don’t just deploy capital.

We don’t just manage properties.

We build stability…one door at a time.

Position Summary

The Chief Operating Officer & Integrator serves as the operational backbone of both Responsive Asset Management and Responsive Capital Ventures. Operating within the Entrepreneurial Operating System® (EOS), this leader works in close partnership with the Visionary to translate strategy into execution across the combined enterprise. The ideal candidate is an exceptionally organized, decisive leader who brings clarity and calm to complexity.

Mission

At Responsive Capital Ventures and Responsive Asset Management, our mission is to create stability—one door at a time.

We are committed to becoming Indiana’s #1 provider of workforce housing by transforming properties, strengthening communities, and delivering enduring value for our residents, investors, and team.

From investments, business enablement, and property operations, we don’t just invest—we live our STABLE core values. We show up and own it, think like entrepreneurs, always keep growing, lead with discipline, and pursue excellence in everything. No door left unopened. No opportunity left on the table.

Our Core Values — STABLE

Everything we do is anchored in six core values that define how we show up for our team, our investors, and our partners:

S

Show Up & Own It

We take full responsibility for our commitments. We show up prepared, engaged, and ready to deliver — no excuses, no shortcuts.

T

Take Action

We are a bias-toward-action team. We move with urgency, make decisions with confidence, and course-correct as we learn.

A

Always Growing

We are curious, coachable, and committed to continuous improvement — personally and professionally. Growth is a standard, not an aspiration.

B

Be Real

We communicate with honesty and transparency. We say what we mean, own our mistakes, and build trust through authenticity.

L

Lead with Humility

We check our egos at the door. We listen first, elevate others, and recognize that the best ideas can come from anywhere.

E

Excellence in Everything

We hold ourselves to a high standard in everything we produce, every relationship we build, and every promise we make.

The 5 Roles of the EOS Integrator

In EOS, the Integrator owns five core functions that keep the organization running with clarity, cohesion, and accountability:

LMA — Lead, Manage & Accountable

The COO & Integrator reports directly to the CEO / Visionary and serves as the direct manager of the three VPs who lead each leg of the platform:

VP of Investments (RCV) — Owns capital raising, investor relations, acquisitions, dispositions, and fund-level performance.

VP of Property Operations (RAM) — Owns on-the-ground execution including occupancy, NOI, expense management, CapEx, and resident experience across the portfolio.

VP of Business Enablement — Owns the shared services that scale the platform: IT, HR, Marketing, and Finance.

In this seat, the COO is responsible for:

Leading, developing, and holding each VP accountable to their seat on the Accountability Chart

Ensuring the three legs operate as one unified platform — not three silos — through tight integration of strategy, communication, and shared metrics

Running the Level 10 Meeting cadence and owning the meeting pulse across both organizations

Ensuring the right people are in the right seats and applying the GWC standard at every level

Managing hiring, onboarding, and performance management in partnership with functional leaders

Owning succession planning and talent development for the VP layer and one level below

Building a high-performance, values-aligned culture and fostering an environment where issues are raised openly

Business Plan Execution — P&L Management

Partner with the Visionary to develop and refine the 3-Year Picture, 1-Year Plan, and quarterly Rocks across both companies

Own the execution roadmap — ensuring every Rock, priority, and initiative has clear ownership, timelines, and accountability

Maintain and evolve core EOS documents (V/TO, Accountability Chart, scorecards) as the business grows

Partner with finance to maintain full visibility into financial performance; monitor and manage operational budgets across both entities

Track KPIs and scorecard metrics; take corrective action when performance deviates from targets

Removing Obstacles & Barriers

Proactively identify and resolve cross-functional issues that individual departments cannot solve alone

Apply the IDS (Identify, Discuss, Solve) process to work through issues at the leadership level

Remove friction from day-to-day operations — streamlining processes, clarifying ownership, and eliminating bottlenecks

Ensure both entities maintain regulatory compliance and partner with legal and compliance counsel to manage risk proactively

Integrating Major Functions

Harmonize sales, marketing, operations, and finance across both Responsive Asset Management and Responsive Capital Ventures

Document, optimize, and own core business processes — ensuring consistency, scalability, and compliance across all functions

Manage vendor relationships, technology systems, and operational infrastructure

Support capital allocation decisions with operational insight, ensuring resources are deployed where they create the most value

Communication & Consistency

Serve as the Visionary’s trusted partner — filtering, prioritizing, and cascading direction clearly to the organization

Ensure the firm’s Vision, values, and priorities are consistently communicated and understood at every level

Protect the Visionary’s time and energy by owning the operational and communication domain

Maintain a healthy, transparent, and deeply collaborative working relationship with the Visionary — pushing back constructively while championing alignment

Qualifications

Required

Deep multifamily experience with a strong understanding of operations, asset performance, and value creation

Proven track record of leading leaders, building high-performing teams, and developing talent from within

Roll-up-your-sleeves mentality — willing to operate both strategically and tactically, stepping in wherever needed to drive results

Preferred

Direct experience in the role of EOS Integrator (self-identified or formally designated)

Familiarity with RIA operations, fund administration, or investment partnership structures

Experience managing compliance obligations for regulated financial entities

Background working in entrepreneurial, founder-led businesses

Relevant certifications (CPA, CFA, MBA, or equivalent) are a plus but not required

Core Competencies

Execution & Accountability

Gets things done. Consistently converts strategy into outcomes on time and on plan.

People Leadership

Builds, develops, and inspires high-performing teams while holding them accountable.

Organizational Clarity

Creates structure from ambiguity. Defines roles, removes confusion, and aligns effort.

Problem Solving

Identifies root causes and resolves issues at their source using the IDS process.

Financial Fluency

Understands the numbers and uses data to drive decisions and manage performance.

Visionary Partnership

Complements and amplifies the Visionary — a true force multiplier for the organization.

The ideal candidate embodies the EOS principle of “GWC”:

Gets It — Understands the role at a high level, including how responsibilities, departments, and strategic priorities connect across the organization.

Wants It — Is genuinely energized by the role and motivated by the opportunity to lead, solve problems, and drive execution.

Capacity to Do It — Possesses the experience, emotional intelligence, leadership capability, and bandwidth required to perform at a high level in a fast-paced environment.
