Job description
The Axel Group is seeking a Commercial Property Manager for our client's team. This role involves overseeing the operations, financial performance, and tenant relations of a commercial real estate portfolio that may include office, retail, and industrial properties. The ideal candidate is a highly organized, service-oriented professional with strong leadership abilities, sound financial judgment, and experience managing multiple commercial properties.
Responsibilities:
Oversee the day-to-day operations of assigned commercial properties, ensuring efficient management and high service standards.
Build and maintain strong relationships with tenants, vendors, service providers, and other key stakeholders.
Coordinate tenant move-ins, move-outs, operational requests, and tenant improvement activities.
Conduct regular property inspections to identify maintenance, safety, operational, and appearance concerns.
Partner with engineering, maintenance, janitorial, security, and construction teams to keep properties maintained to established standards.
Review tenant alteration submissions and coordinate the internal approval process.
Respond to building emergencies and operational issues outside normal business hours when necessary.
Prepare annual operating budgets and capital expenditure plans.
Monitor operating expenses, utility usage, tenant billing, and overall financial performance.
Review and approve invoices, purchase orders, and property-related expenditures.
Coordinate utility tracking, energy management initiatives, and billing discrepancies with accounting, engineering, and third-party consultants.
Manage capital projects, property improvements, and operational upgrades while minimizing tenant disruption.
Prepare reports, financial summaries, and operational updates for ownership and executive leadership.
Support the implementation of operational procedures, technology platforms, and best practices.
Requirements:
5+ years of commercial property management experience preferred.
Strong understanding of commercial building operations and property financial management.
Experience managing commercial property operations, tenant relations, budgets, service contracts, and capital projects.
Proficiency in Microsoft Office and property management software such as Yardi.
Experience with Microsoft Teams, SharePoint, and related operational technology platforms is preferred.
Bachelor's degree preferred, or equivalent industry experience.
Industry designations such as CPM or RPA are a plus but not required.
