Job Summary:
We're looking for a seasoned commercial examiner to take ownership of title examination on our commercial pipeline — multifamily, office, retail, industrial, raw land and development tracts, hospitality, and energy/renewable projects. You'll work files from initial search through policy issuance, including the complex chains, entity structures, and multi-parcel assemblages that don't fit a residential workflow. This is a senior individual-contributor role with room to mentor.
Duties/Responsibilities:
Examination and analysis
Examine extended chains of title from abstract plant run sheets, county records, and prior policies; determine vesting, identify gaps, and resolve conflicting conveyances
Review and interpret deeds, deeds of trust, assignments, easements, restrictive covenants, dedications, plats, leases and memoranda of lease, rights of first refusal, options, and reciprocal easement agreements
Analyze mineral and royalty reservations, severances, leases, surface use and accommodation issues, pipeline and utility easements, and wind/solar site control documents
Review ALTA/NSPS Land Title Surveys against the record for boundary conflicts, encroachments, gaps and gores, access, setback and easement placement issues
Examine entity authority documents — partnership agreements, LLC company agreements, corporate resolutions, trust instruments, powers of attorney, foreign entity registrations — and confirm authority to convey or encumber
Clear name-based searches: judgments, federal and state tax liens, abstracts of judgment, UCC filings, bankruptcy, probate and heirship, divorce decrees, and receiverships
Analyze ad valorem tax status, delinquencies, rollback tax exposure on ag/open-space and wildlife valuations, and MUD, PID, PUD and other special district assessments
Evaluate mechanic's and materialman's lien exposure, including constitutional liens and Property Code Chapter 53 priority and inception-of-lien questions on construction deals
Handle foreclosure and tax-sale chains, condemnation and right-of-way takings, quiet title judgments, and homestead and community property questions
Production and underwriting
Draft commitments (T-7), pro forma policies, owner's and loan policies (T-1, T-2), and multi-site/aggregated policy sets
Write clear, defensible Schedule B exceptions and Schedule C requirements, and draft the curative instruments needed to satisfy them
Prepare and evaluate requests for commercial endorsements — including T-19/T-19.1, T-19.2/T-19.3/T-19.4, T-23 access, T-24/T-24.1 non-imputation, T-25/T-25.1 contiguity, T-26 additional insured, T-27 assignment of rents/leases, T-28 condominium, T-30 tax deletion, T-36/T-36.1 environmental protection lien, T-38, T-39, T-48 co-insurance, T-4/T-5 leasehold, T-13 interim construction binders, and T-3 general endorsements
Handle standard exception amendments, including area and boundary deletions and mechanic's lien coverage on commercial transactions
Escalate extra-hazardous risks, creditors' rights questions, and out-of-guideline requests to underwriting counsel with a written risk analysis and recommendation
Coordinate reinsurance and co-insurance arrangements on large-liability transactions
Work within TDI promulgated forms, the Basic Manual Procedural and Rate Rules, and internal underwriting guidelines — and document the basis for judgment calls
Serve as the title resource for escrow officers, closers, outside counsel, lenders, brokers, and developer clients; explain findings to non-title audiences without losing precision
Review work product from junior examiners and searchers; mentor and build bench strength
Meet transaction deadlines on deals with active closing calendars and coordinate date-downs through funding and recording List the essential job duties that are specific to the position.
Required Skills/Abilities:
(7)+ years of Texas title examination experience, including (4)+ years on commercial files
Working command of the Texas promulgated forms and the TDI Basic Manual of Title Insurance, including the Procedural Rules governing commercial endorsements
Demonstrated experience with multi-parcel, multi-county, and multi-site commercial transactions
Ability to read and interpret surveys, plats, and legal descriptions, including metes and bounds, and to write and verify descriptions
Strong drafting skills and the judgment to distinguish an insurable risk from one that requires cure
Proficiency in title production software (SoftPro Select / RamQuest / ResWare) and county and vendor search platforms
Independent, deadline-driven work habits with meticulous documentation
Ability to function well in a high-paced and at times stressful environment.
Proficient with Microsoft Office Suite or related software.
Preferred Education and Experience:
Texas escrow officer license, or willingness to obtain
TLTA or Texas Land Title Institute coursework; ALTA National Title Professional designation
Paralegal certification or J.D.
Abstractor or title plant experience
Experience with energy, renewables, or large land assemblage transactions
Physical Requirements:
Prolonged periods of sitting at a desk and working on a computer.
