We’re building a new kind of living experience: one that’s flexible, connected, and designed to create genuine community and real value for the people who call Flow home.

Participate in bid processes and vendor selection efforts

Conduct regular business reviews with key service partners to ensure quality, responsiveness, and value

Recommend opportunities for contract optimization and cost savings

Financial Performance

Support annual budgeting, forecasting, and capital planning efforts

Monitor maintenance expenses, turnover costs, and service contract expenditures

Identify opportunities to improve operational efficiency while maintaining service standards

Assist with evaluating repair-versus-replace decisions and long‑term asset planning

Compliance & Safety

Ensure properties operate in accordance with all federal, state, and local regulations

Maintain compliance with OSHA, EPA, NFPA, and applicable building and life safety codes

Support safety training initiatives and reinforce company safety standards

Ensure all required inspections, testing, certifications, and documentation are completed on schedule

Team Leadership

Coach, develop, and support onsite engineering teams and maintenance leaders

Participate in recruiting, interviewing, onboarding, and training of engineering personnel

Assist with performance management and succession planning efforts

Promote a culture of accountability, ownership, and continuous improvement

Reporting & Performance Metrics

Monitor and evaluate key operational metrics including preventative maintenance completion, work order completion times, unit turn performance, resident service feedback, compliance inspections, budget performance, and critical systems uptime

Provide regular reporting and recommendations to leadership teams

Ideal Background

5+ years of engineering, facilities, or maintenance leadership experience within multifamily, hospitality, commercial real estate, or a related industry
