Job description

Our client is a long-established, family-owned enterprise with over 60 years of experience acquiring, developing, and managing commercial real estate. The real estate organization is a vertically integrated advisory and operating platform, providing transaction, advisory, property management, development, construction and project management, asset management, and receivership services across multiple commercial sectors. The team currently manages more than 2M square feet and is recognized as one of the largest commercial property-management platforms in the Oklahoma City market. The portfolio is concentrated in office product across Oklahoma City and Texas, with additional holdings in other Sun Belt markets, and includes a significant mixed-use development adjacent to the organization's headquarters campus. Ownership is long-term and conservative, supported by an in-house engineering, facilities, and property-management bench. The broader enterprise is known for stability, a strong colleague culture, and a multi-decade presence in Oklahoma City.

Position

The Director of Real Estate & Development is a senior operating leader responsible for maximizing the performance of the existing portfolio while originating and executing new investment, development, and relationship-driven growth opportunities. The role sits at the intersection of development, asset management, acquisitions, leasing, and due diligence, and leads a multidisciplinary team of approximately 15 professionals, including an engineering director, senior real estate managers, technical staff, and property administrators.

Reporting to the President, the Director is a hands‑on principal and a key member of the leadership team. The Director underwrites and closes transactions, drives asset‑level business plans, leads leasing and development from feasibility through delivery, oversees property operations, and cultivates relationships with brokers, developers, lenders, and tenants across the market. This is a full‑time, five‑day‑per‑week position based in Oklahoma City, with a clear mandate to build the portfolio's next chapter.

Responsibilities

Lead the management of current holdings with a mandate to protect capital, maximize occupancy and net operating income, and improve risk‑adjusted returns, with clear business plans and performance targets for every asset.

Originate and underwrite new investment opportunities, including off‑market and proprietary transactions, joint ventures, portfolio acquisitions, sale‑leasebacks, and complex lease structures, applying disciplined criteria for risk, return, and strategic fit.

Drive development and redevelopment initiatives from concept through stabilization, including feasibility analysis, entitlements, design coordination, construction oversight, budgeting, and delivery on schedule and within budget.

Lead end‑to‑end execution of acquisitions, dispositions, and major leases, including due diligence, third‑party coordination, negotiation of terms, and closings that meet investment objectives.

Prepare and present investment recommendations, asset‑level business plans, hold/sell analyses, and capital‑expenditure programs to ownership, with clear articulation of assumptions, risks, and expected returns.

Build and expand a regional network of property owners, capital sources, brokers, title and closing principals, and C‑suite tenant relationships, positioning the organization as a preferred partner and a first call for opportunities in the Oklahoma City market and surrounding region.

Oversee property management, facilities, and building‑engineering functions to ensure operational excellence, tenant satisfaction, risk management, code compliance, and long‑term asset preservation.

Lead a team of approximately 15 professionals; set priorities, coach performance, develop talent, and align leasing, operations, finance, legal, and vendor workstreams around shared portfolio goals.

Monitor market conditions in Oklahoma City, Texas, and related Sun Belt office and commercial sectors; refine acquisition criteria, development priorities, and portfolio strategy as conditions change.

Manage the financial performance of the portfolio, including annual budgets, forecasts, variance analysis, and ownership reporting, using industry platforms such as Argus, Yardi or MRI, and CoStar.

Represent ownership with tenants, municipal officials, lenders, joint‑venture partners, and the local brokerage community, upholding confidentiality and fiduciary standards in every interaction.

Qualifications

Bachelor’s degree in Real Estate, Finance, Business, Construction Management, or a related field required; MBA preferred. Seven or more years of commensurate experience in portfolio acquisitions, joint ventures, or development will be considered in lieu of a degree.

Seven to twelve or more years of progressive commercial real estate experience spanning investment, acquisitions, asset management, and/or development, with meaningful exposure to office and related commercial product.

Demonstrated experience leading or materially participating in transactions and projects from origination through closing or delivery, including underwriting, due diligence, negotiation, and execution.

Hands‑on property or asset management experience sufficient to oversee an operating platform that includes engineering, facilities, and on‑site property management.

Development experience strongly preferred, including entitlements, project budgeting, construction coordination, and stabilization of new or repositioned assets.

CCIM, CPM, and/or SIOR designation preferred. Familiarity with Argus, CoStar, Crexi, LoopNet, and Yardi or MRI required.

Proven ability to lead cross‑functional teams and to supervise professional staff; prior responsibility for a multi‑asset operating platform or a team of comparable scale is strongly preferred.

Personal Skills & Attributes

High integrity, discretion, and an ownership mindset consistent with a closely held, long‑term capital culture.

Strong commercial judgment and risk assessment, with the ability to balance return objectives against conservative stewardship of owned assets.

Relationship‑driven originator with disciplined follow‑through and credibility at the ownership and C‑suite level.

Hands‑on operator who is equally comfortable in the market, in underwriting, and on the property.

Clear written and verbal communicator who can distill complex transactions and asset strategies for senior leadership.

Organized, data‑driven, and accountable; able to manage multiple workstreams without sacrificing execution quality.

Culture fit for a stable, family‑owned organization: collaborative, low‑ego, service‑oriented, and committed to Oklahoma City as a full‑time home base.
