Lease Accounting Associate

nAbout Your Role:
nAs a Lease Accounting Associate at Dollar Tree's corporate office, you'll manage the financial obligations associated with a portfolio of more than 650 store leases. You'll review and process lease-related expenses, analyze commercial lease agreements, perform audits, and collaborate with landlords and internal partners to ensure the accuracy of lease payments and recoveries. Your work will directly support the company's financial operations while helping identify cost-saving opportunities and ensure compliance with lease terms.
nYour day-to-day job duties include, but are not limited to, the following:
nLease Financial Management:
nnnManage the financial aspects of an assigned portfolio of approximately 650+ store leases
n
nnReview payment schedules exceeding $6.5 million per month for assigned locations
n
nnReview and prepare invoices for recurring rent payments, operating expense charges, reconciliations, rent escalations, CPI increases, and lease modifications
n
nnProcess and approve lease-related payments including rent, real estate taxes, common area maintenance (CAM) charges, insurance premiums, and other occupancy expenses
n
nnMaintain accurate lease payment records and monitor financial activity within assigned portfolio
n
n nLease Analysis & Auditing:
nnnReview and interpret lease agreements, amendments, and related legal documents to verify billing accuracy and compliance
n
nnPerform desktop audits of landlord year-end reconciliations to validate operating expenses, lease caps, and first-year variances
n
nnAnalyze landlord statements and identify billing discrepancies, unauthorized charges, or overpayments
n
nnConduct historical audits and identify opportunities for cost recovery and savings
n
nnResearch, verify, and pursue collections resulting from audit findings when appropriate
n
n nLandlord Relations & Issue Resolution:
nnnDevelop and maintain professional relationships with landlords and property representatives
n
nnResearch and resolve past-due balances, account reconciliations, and default notices
n
nnAddress landlord disputes and critical issues through collaboration with Lease Accounting leadership and Legal partners
n
nnMaintain databases and reporting tools used to track workflow, portfolio activity, and cost-savings initiatives
n
nnAssist with special projects and other duties as assigned
n
n nYour Required Skills and Experience:
nnnMinimum of 2 years of experience in commercial real estate, commercial property management, lease administration, or a related field
n
nnUnderstanding of basic accounting principles and strong mathematical aptitude
n
nnExcellent analytical, problem-solving, and critical-thinking skills
n
nnStrong verbal and written communication skills
n
nnProven ability to build and maintain effective professional relationships
n
nnExceptional attention to detail and organizational skills
n
nnAbility to successfully manage multiple priorities in a fast-paced environment
n
nnStrong time management skills with the ability to adapt to changing deadlines with a sense of urgency
n
nnAbility to work independently with minimal supervision
n
nnProficiency in Microsoft Outlook, Word, and Excel
n
nnDemonstrated ability to produce accurate, high-quality work while taking initiative and ownership of responsibilities
n
n nPreferred Requirements:
nnnExperience in commercial real estate, lease administration, lease accounting, or contract management
n
nnKnowledge of commercial lease concepts, operating expense reconciliations, and occupancy costs
n
nnExperience conducting audits or financial analysis related to lease obligations
n
n nStart Rate = 22.00 -$25.50 based on experience.
