Position Overview

The Leasing Associate - BTR drives occupancy and leasing performance by managing the full prospect lifecycle from first contact through move-in. This role builds relationships, executes leasing and outreach initiatives, maintains an active prospect pipeline, and delivers a hospitality-driven experience that converts prospects into residents and supports achievement of community leasing goals.

In partnership with the Community Manager and cross-functional teams, the Leasing Associate - BTR promotes brand visibility, provides market insight, and ensures all leasing activities are executed in accordance with company policies, operational standards, and Fair Housing requirements.

What You Will Do

Leasing Performance, Sales & Prospect Conversion Manage the full prospect lifecycle from initial engagement through application, lease execution, and move-in coordination, delivering a seamless and hospitality-driven customer experience.

Achieve assigned leasing and conversion goals by applying consultative sales techniques, identifying prospect needs, addressing objections, and converting qualified leads into residents.

Manage an active prospect pipeline within the property's CRM and leasing platforms, ensuring accurate documentation, timely follow-up, and effective utilization of approved sales tools, communication strategies, and nurture campaigns.

Conduct personalized community tours and presentations that effectively communicate community features, lifestyle benefits, and Core's value proposition while building meaningful prospect relationships.

Re-engage inactive prospects and identify new conversion opportunities through proactive outreach, relationship-building, and strategic follow-up efforts.

Coordinate with prospects, residents, and internal stakeholders to facilitate seamless move-in experiences and support resident retention through exceptional service and communication.

Communicate the benefits of the build-to-rent lifestyle, including the community's homes, amenities, services, and resident experience, in a way that aligns with each prospect's housing needs.

Market Outreach, Customer Experience & Brand Representation Execute approved leasing, marketing, and outreach initiatives designed to increase community visibility, generate qualified traffic, and strengthen market penetration within the property's target trade area.

Serve as a brand ambassador for Core Spaces by delivering hospitality-driven experiences that reflect company values and create lasting impressions with prospects, residents, and business partners.

Build and maintain relationships with local businesses, employers, referral sources, and community organizations to support lead generation and leasing objectives.

Represent the community through outreach events, sponsorships, resident functions, networking opportunities, and other approved marketing initiatives that enhance awareness and engagement.

Monitor local market conditions, competitor activity, and customer trends, providing relevant feedback and recommendations that support leasing performance and prospect engagement strategies.

Business Operations, Reporting & Compliance Monitor leasing performance indicators, prospect activity, and community trends, utilizing available reports, market intelligence, and customer insights to identify opportunities, mitigate risks, and support leasing objectives.

Maintain accurate, complete, and audit-ready records related to prospect interactions, resident communications, applications, lease documentation, and required compliance reporting.

Execute all leasing activities in compliance with Fair Housing requirements, company policies, operational procedures, and applicable federal, state, and local regulations.

Exercise sound judgment when addressing prospect, resident, and operational matters while escalating issues that require additional review, approval, or leadership involvement.

Protect confidential resident, prospect, employee, and company information while adhering to established privacy, recordkeeping, and compliance standards.

Support community operations through cross-functional initiatives, special projects, move-in periods, lease-up efforts, and other business needs that contribute to overall property success.

Work Environment & Physical Requirements Ability to work the required on-site schedule, including evenings, weekends, holidays, on-call shifts, and additional hours during peak leasing, move-in, move-out, and turn periods as business needs require.

Regularly walk the property, conduct tours, climb stairs, and work in both indoor and outdoor environments while remaining professional and resident-focused throughout the workday.

Perform physical activities such as sitting, standing, bending, kneeling, reaching, lifting, carrying, pushing, or moving items weighing up to 50 pounds, and use standard office equipment for extended periods.

This is a non-exempt, hourly position. All hours worked must be accurately recorded, overtime must be approved in advance in accordance with company policy, and reasonable accommodations may be made to enable qualified individuals with disabilities to perform the essential functions of the role.

Perform all other duties and tasks as assigned by management.

Ideally, You'll Have 1+ years of experience in leasing, multifamily housing, property management, sales, hospitality, or another performance-driven customer-facing environment.

Demonstrated success achieving leasing, sales, occupancy, conversion, or customer acquisition goals.

Strong relationship-building, communication, negotiation, and customer service skills with the ability to influence decisions and create positive prospect experiences.

Ability to manage multiple priorities, maintain attention to detail, and effectively organize prospect, resident, and administrative activities in a fast-paced environment.

Experience utilizing CRM, leasing, property management, or other business systems to track activity, generate insights, and support performance goals.

Working knowledge of Fair Housing requirements and applicable leasing best practices.

High School Diploma or equivalent required

You'll crush it if you have experience with Build-to-Rent (BTR), multifamily, student housing, or residential leasing environments.

Entrata or comparable property management and leasing platforms.

Community outreach, local partnership development, and event-based lead generation.

High-volume leasing, lease-up, or occupancy-driven sales environments.

Utilizing performance metrics and market insights to improve leasing results and prospect conversion.

Pay Range

USD $25.00 - USD $25.00 /Hr.

Additional Compensation

Commission: Employees may be eligible for a discretionary commission of up to $200 per signed lease, based on individual performance and management approval.Benefits: We offer a comprehensive benefits package that includes health insurance, retirement plans, paid time off, and a 30% employee housing discount
