Job description

ABM is seeking a dependable and skilled Maintenance Technician to support the upkeep and functionality of residential properties. The ideal candidate will have experience performing routine maintenance, repairs, and preventative services while ensuring a safe, clean, and comfortable living environment. This role requires strong problem-solving skills, attention to detail, and a commitment to meeting ABM Industries' standards for quality, safety, and customer service.

$27 - $27 an hour

The pay listed is the hourly range or the hourly rate for this position. A specific offer will vary based on applicant's experience, skills, abilities, geographic location, and alignment with market data.

Responsibilities

Performs general preventative maintenance and corrective repair of buildings, systems, equipment and grounds.

Utilizes several trade skills such as carpentry, plumbing, and painting.

Complies with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety.

Performs assigned day-to-day repairs, emergency and preventative maintenance. Completes maintenance and repair records as required.

Reviews assigned work orders. Estimates time and materials needed to complete repair.

Troubleshoots and repairs residential plumbing systems and kitchen appliances.

Inspects new installation for compliance with building codes and safety regulations.

Maintains lighting systems throughout the facility, cleaning fixtures and replacing bulbs and lamps.

Assists as needed with grounds maintenance of the property (i.e. performing raking, sweeping, leaf blowing or snow removal).

Performs carpentry, furniture assembly and locksmith tasks as needed.

Responds quickly to emergency situations, summoning additional assistance as needed.

Performs other duties as assigned.

Qualifications High school diploma or GED required; technical or trade school training preferred

Current Certified Pool Operator (CPO) certification preferred

2-3+ years of experience in residential, multifamily, or facilities maintenance

Working knowledge of general maintenance tasks, including: Plumbing repairs

Electrical troubleshooting (basic)

HVAC maintenance (EPA certification preferred)

Carpentry, drywall, painting, and appliance repair

Ability to perform preventative maintenance and respond to work orders in a timely manner

Strong troubleshooting and problem-solving skills

Familiarity with safety procedures, tools, and equipment used in maintenance operations

Excellent customer service and communication skills when interacting with residents and property staff

Ability to work independently and as part of a team

Ability to lift up to 50 lbs and perform physical tasks such as bending, climbing, and standing for extended periods

Valid driver's license and reliable transportation

Availability for on-call or after-hours maintenance as needed
