About Big Sky Vacation Rentals

Big Sky Vacation Rentals is a premier vacation rental management company serving property owners and guests in Big Sky, Montana - one of the most sought-after mountain destinations in the country. We manage our owners' most valuable assets and are trusted to protect their investment, deliver exceptional guest experiences, and maintain every property to the highest standard. Our Maintenance team is on the front line of that promise - and the Maintenance Technician is one of the most important roles in the field.

Position Summary

The Maintenance Technician is a hands-on field role responsible for the upkeep, repair, and maintenance of vacation rental properties across the Big Sky Vacation Rentals portfolio. This role requires a self-sufficient, solution-oriented professional who can diagnose and resolve a wide range of property issues quickly, communicate clearly, and consistently deliver work that reflects the quality standard our owners and guests expect.

This is not a desk job. You will be in the field daily - solving real problems and representing Big Sky Vacation Rentals with every interaction. The ideal candidate takes pride in their work, shows up ready, and treats every property like it belongs to someone they care about - because it does.

Core Responsibilities

Property Maintenance & Repairs

Perform general maintenance and repair work across assigned vacation rental properties including plumbing, electrical, HVAC, appliances, carpentry, painting, and general handyman tasks

Diagnose maintenance issues efficiently and determine the best course of action - repair, replace, or escape to a licensed specialist

Complete work orders assigned through Breezeway in a timely manner with clear documentation of work performed, parts used, and time spent

Respond to urgent and guest-reported maintenance issues with urgency and professionalism - same-day response is the standard for guest-impacting issues

Perform preventive maintenance inspections to identify and address issues before they impact guests or owners

Property Readiness

Support the inspection and turnover team by addressing maintenance items identified during property inspections

Ensure all appliances, fixtures, systems, and amenities are in proper working order before each guest arrival

Assist with seasonal property preparation - winterization, HVAC filter changes, outdoor furniture setup, hot tub maintenance, and similar recurring tasks

Maintain exterior property standards including decks, walkways, exterior lighting, and entry areas

Inventory & Vehicle Management

Maintain a properly stocked work vehicle at the start of each shift - all common maintenance supplies loaded and verified before departure

Restock vehicle from the office par inventory as needed to ensure supply readiness throughout the day

Track parts and materials used on each work order and communicate supply needs to the Operations Manager

Keep the work vehicle clean, organized, and professionally maintained at all times

Communication & Documentation

Log all completed work orders in Breezeway with accurate notes, photos, and time stamps

Communicate proactively with the Operations Manager on job status, parts needs, and any issues requiring escalation

Notify the Operations Manager immediately of any conditions that could impact guest safety, owner liability, or property integrity

Represent Big Sky Vacation Rentals professionally in all interactions with guests, owners, and vendors

What We're Looking For

Technical Ability - Proficient in general maintenance trades - basic plumbing, electrical, carpentry, painting, and appliance repair

Problem Solving - Ability to assess a situation quickly, determine the right fix, and execute without step-by-step direction

Reliability - Shows up on time, completes assigned work orders, and follows through without needing to be managed

Attention to Detail - Work is done right the first time - a property left with an unresolved issue is not an option

Communication - Clear and timely updates to the Operations Manager on work status, parts needed, and anything unexpected

Professionalism - Interacts with guests and owners with courtesy and care - represents the Big Sky Vacation Rentals brand every day

Tech Proficiency - Comfortable using Breezeway or similar platforms for work order management and documentation

You Are

Someone who takes pride in their work and does not cut corners

Comfortable working independently and managing your own day in the field

Calm under pressure - guest-impacting issues require a fast, composed response

A team player who communicates proactively and supports the broader operations team

Someone who treats every property like it belongs to someone who cares deeply about it - because it does

Qualifications

Required

2+ years of experience in general maintenance, facilities, construction, or a related trade

Valid driver's license and clean driving record - you will be operating a company vehicle daily

Reliable, punctual, and self-directed - field work depends on it

Ability to pass a background check

Preferred

Experience in property management, hospitality, or vacation rental maintenance

Familiarity with Breezeway or similar work order management platforms

Knowledge of hot tub maintenance, HVAC systems, or smart home technology

Basic plumbing and electrical troubleshooting experience

Experience working across multiple properties in a fast-paced environment

Physical Requirements

Prolonged periods of physical activity - walking, lifting, climbing, and working in varied weather conditions

Ability to lift and carry up to 50 pounds

Ability to ascend and descend ladders and work at heights as needed

Ability to work outdoors in Big Sky's seasonal mountain conditions - some of the most demanding weather in the country

Manual dexterity for detailed repair and installation work

Schedule

Full-time, typically Monday through Sunday with rotating days off based on operational needs

Hours vary seasonally - peak summer and winter seasons require full availability

On-call availability required for urgent guest-impacting maintenance issues

Weekend availability is a must

Competitive hourly wage commensurate with experience

Company vehicle provided for field use

Health, PTO, 401K match, and additional benefits - details provided during the interview process
