Job description

MANAGING DIRECTOR, HTX DESIGN (OPCO-DESIGN)

COMPENSATION

$175,000-$225,000 Base Salary + Equity Participation + Annual Performance Bonus + Comprehensive Benefits

ABOUT HTX

HTX is a manufacturing-led housing platform that vertically integrates design, engineering, land development, factory operations, construction, logistics, and mortgage banking into a single synchronized operating system. Through Design for Manufacturing and Assembly (DfMA), standardized housing products, and industrialized construction methods, HTX transforms traditional homebuilding into a scalable production process focused on quality, efficiency, predictability, and continuous improvement.

HTX operates through a HoldCo | PropCo | OpCo structure that separates investment, asset ownership, and operational execution into distinct entities. This structure establishes clear accountability, improves governance, enhances capital efficiency, and allocates risk to the entities best positioned to manage it.

PropCo serves as the sole client of OpCo, ensuring every operating function is aligned around a single objective: maximizing the value, performance, and long-term success of the housing portfolio. This structure creates clear accountability, eliminates competing priorities, improves capital efficiency, and aligns every department around a common customer.

STARTUP OPPORTUNITY

HTX is currently building its next-generation industrialized housing platform and expects this position to be filled during Q4 2026 through Q1 2027 in advance of company and factory launch activities.

This is a unique opportunity to establish the design organization, technical governance, product architecture, AI-enabled digital workflows, standards, regulatory approval pathways, and factory-to-field interfaces from the ground up. The successful candidate will build the people, systems, and controls that will support HTX from initial launch through multi-market scale.

This role is intended for a builder, not a caretaker. We are seeking a leader energized by creating systems, developing people, applying technology responsibly, solving problems, and converting housing designs into repeatable, manufacturable products.

POSITION OVERVIEW

The Managing Director, HTX Design serves as the senior executive responsible for design, engineering, productization, technical governance, and lifecycle control of the HTX housing platform. This role leads architecture, civil, structural, MEP, panelization, BIM/Revit, surveying, estimating, interiors, permitting, pre-construction, procurement, and purchasing.

The successful candidate will integrate DfMA, AI-enabled design and engineering, digital delivery, product lifecycle management, cost engineering, factory requirements, field assembly, and regulatory approval into one controlled product-development system.

Reporting directly to the CEO, this executive will work closely with Factory Operations, Land Development, Homebuilding Operations, and Mortgage Banking leadership to ensure synchronized execution across the platform. The Managing Director will lead the design pathway for Texas Department of Licensing and Regulation (TDLR) review and required Design Review Agency (DRA) approval. Production or procurement release may not occur before all required engineering, DRA, TDLR, and internal design‑review approvals are documented.

EDUCATION & EXPERIENCE

REQUIRED QUALIFICATIONS

Bachelor’s degree in engineering, architecture, construction science, industrial design, manufacturing engineering, or a related field.

Active Professional Engineer license required and maintained in good standing.

10+ years of progressive design, engineering, product-development, or technical leadership experience, including building multidisciplinary teams in a startup or growth environment.

Demonstrated DfMA, productization, modular, panelized, industrialized construction, building-products, or advanced manufacturing experience.

Ability to convert design intent into controlled models, drawings, bills of materials, work instructions, interfaces, tolerances, and quality criteria.

Experience applying AI, automation, computational design, or advanced analytics to improve design speed, quality, reliability, and decision‑making.

Strong command of design governance, configuration control, quality assurance, technical risk, and multidisciplinary coordination.

PREFERRED QUALIFICATIONS

Doctorate or Master’s degree in engineering, architecture, business, construction, manufacturing, computer science, data science, or a related discipline.

Residential modular, volumetric, panelized, or industrialized housing experience, including codes, state modular programs, TDLR requirements, DRA approval, permitting, and multi‑jurisdiction deployment.

Advanced experience with Revit, Inventor, Vault, BIM, PLM, configurators, digital twins, or AI-assisted design platforms, plus factory startup, automation integration, or production ramp‑up.

PRIMARY RESPONSIBILITIES

PLATFORM DESIGN & PRODUCTIZATION

Own the HTX kit‑of‑parts, product architecture, design rules, standard details, interfaces, options, and controlled configurations; maintain the approved design baseline across models, specifications, bills of materials, quality plans, factory instructions, and field documentation.

Develop repeatable modular and panelized systems that adapt to approved market, site, and regulatory conditions.

Lead value engineering and total installed‑cost optimization while protecting safety, durability, quality, compliance, and customer value.

AI‑ENABLED DESIGN & ENGINEERING

Deploy validated AI workflows for design automation, option evaluation, document review, estimating, constructability, code research, coordination, and lessons learned.

Integrate AI with BIM, Revit, Inventor, Vault, PLM, catalogs, configurators, estimating, permitting, surveying, procurement, and manufacturing data within one controlled source of truth.

Establish AI governance for security, intellectual property, access, validation, traceability, change control, and auditability; require qualified professional review of all AI‑assisted outputs.

AI does not replace professional judgment, Engineer of Record responsibility, DRA approval, TDLR requirements, or internal release authority.

TECHNICAL LEADERSHIP & REGULATORY GOVERNANCE

Lead multidisciplinary design and engineering; establish technical standards, review gates, approval authorities, engineering holds, quality assurance, document control, and change management.

Ensure designs meet applicable codes, engineering standards, certification requirements, TDLR requirements, DRA approval criteria, and the approved standard of care.

Coordinate the Engineer of Record, DRA, TDLR, third‑party review, certification, permitting, root‑cause analysis, and corrective action.

DIGITAL DESIGN & LIFECYCLE MANAGEMENT

Lead the digital thread connecting requirements, BIM, engineering models, specifications, bills of materials, PLM, manufacturing, quality, and field feedback.

Establish data ownership, naming, revision control, access, release status, reusable libraries, configurators, and one source of truth for approved product information.

FACTORY‑TO‑FIELD INTEGRATION

With HTX Factory and HTX Builder, define tolerances, lifting, transport, connections, sequencing, packaging, logistics, set‑and‑finish boundaries, and acceptance criteria.

Sequence design releases to takt and downstream demand; optimize manufacturability, assembly, installation, maintenance, quality, and total installed cost across the full value stream.

ORGANIZATION & WORKFORCE DEVELOPMENT

Recruit, organize, develop, and retain the multidisciplinary HTX Design team and its consultants.

Define roles, competencies, training, succession, AI fluency, leadership development, professional accountability, knowledge sharing, and continuous improvement.

PROGRAM, CLIENT & COMMERCIAL ALIGNMENT

Treat PropCo as the sole client and translate approved portfolio, product, cost, schedule, quality, and lifecycle objectives into controlled technical requirements.

Develop operating plans, budgets, staffing, schedules, risk registers, technology roadmaps, metrics, and documented recommendations that support acquisition, design, construction, financing, and exit strategy.

INITIAL HTX DESIGN TEAM SCOPE

The Managing Director will build and lead an initial 15–20-position multidisciplinary design organization. Final reporting relationships and hiring sequence will follow the approved operating and staffing plans.

Architecture & Interiors | Engineering & BIM | Panelization & Productization | Surveying | Pre‑Construction & Estimating | Permitting | Procurement & Purchasing

CULTURE & LEADERSHIP

HTX achieves exceptional results through synchronization, not internal competition. We optimize the complete platform, maintain a common operating cadence, and serve one client: PropCo.

We believe leadership is not defined by title, authority, or position. You do not have to be in charge to be a leader.

Every employee is expected to demonstrate ownership, initiative, integrity, humility, continuous learning, and commitment to helping others succeed.

SUCCESS METRICS

Safety, code compliance, and documented EOR, DRA, and TDLR approval readiness

Design‑release reliability, takt alignment, manufacturability, assembly readiness, and first‑time quality

Total installed cost, lifecycle value, design standardization, reuse, and controlled configuration

AI‑enabled cycle‑time and quality improvement; engineering‑change traceability; BIM, PLM, product‑data, and AI‑governance integrity

JOIN HTX

This role is an opportunity to build the design and engineering system behind a vertically integrated, manufacturing‑led housing platform. The Managing Director will establish the people, products, AI, governance, and digital foundation that converts housing design into a safe, approved, repeatable, scalable production system.
