Position Summary
nEpic Asset Management is seeking a dynamic and highly skilled Local Market Expert (LME) to join our team. This hybrid role provides critical leasing and marketing support across our portfolio, ensuring our communities achieve exceptional occupancy, revenue, and resident satisfaction. The LME will engage in both on-site and corporate-level initiatives, utilizing their expertise to drive leasing performance, implement strategic marketing plans, and enhance the overall resident experience.
Prior property management experience preferred. Must be available to work weekends as part of the regular schedule for this position to support the property and resident needs during peak business operations
Key Responsibilities
nLeasing & Customer Engagement
nnServe as a brand ambassador, providing personalized property tours and expert guidance to prospective residents.
nExecute all leasing activities, including applicant qualification, background screening, lease preparation, and seamless move-in coordination.
nConduct pre-move-in apartment inspections to ensure homes meet Epic's high standards, coordinating with maintenance teams to address any outstanding needs.
nDevelop rapport with residents through proactive communication, ensuring satisfaction and fostering a sense of community.
nFacilitate the lease renewal process by engaging with residents, presenting renewal options, and securing timely lease agreements.
n nMarketing & Market Strategy
nnStay ahead of market trends, conducting competitor analysis and adjusting leasing strategies to maintain high occupancy levels.
nImplement creative, data-driven marketing campaigns, including digital advertising, resident referral initiatives, employer partnerships, and social media engagement.
nLeverage online platforms (Craigslist, Facebook, email marketing, and property websites) to generate leasing traffic and maximize exposure.
nRepresent the company at community and networking events to build local partnerships and enhance brand presence.
n nOperational Excellence & Technology
nnUtilize industry-leading property management software (Yardi, OneSite, or similar) to track leasing activity, manage resident data, and analyze performance metrics.
nEnsure community spaces, model units, and leasing offices are impeccably maintained and meet Epic's show-quality standards.
nMaintain accurate documentation and adhere to company policies, ensuring compliance with all regulatory requirements.
n Qualifications & Skills
nnProven experience in leasing, property management, sales, or marketing.
nPrior experience in multi-family property management or a similar role is highly preferred.
nExceptional customer service and relationship-building skills.
nStrong organizational abilities with a proactive, detail-oriented mindset.
nProficiency in property management software (e.g., Yardi, OneSite, or similar) and Microsoft 365.
nAbility to work independently while contributing to a collaborative team environment.
nProfessional presentation and adherence to company appearance standards.
nReliable transportation for travel between communities as needed.
n Physical Requirements
nnFrequent property tours and inspections require mobility, including walking, standing, and occasional lifting (up to 25 lbs.).
n nRequired Licenses & Certifications
nnTravel to assigned properties is required; a valid driver's license, insurance, and reliable transportation are necessary also for operating a golf cart on-site.
