You'll make sure grounds, common areas, amenities, offices, and vacant apartments are clean, organized, and ready for residents and visitors.Key Responsibilities:Grounds & Property AppearancePick up trash from grounds, parking areas, and property perimetersSweep sidewalks, breezeways, clubhouse entrances, and parking areasMaintain dumpster areas and perform scheduled power washingPaint curbs, stripe parking lots, and paint speed bumps as neededControl and eliminate weedsStraighten exterior signageReplace breezeway light bulbsMaintain mailbox areas and other shared spacesPool & Amenity AreasClean and maintain pool areas, furniture, and decksEmpty amenity-area trash receptaclesSweep, hose, and power wash pool decks as neededScrub pool sides as neededAssume full pool-maintenance responsibility where applicableCommon Areas & FacilitiesMaintain laundry room trash receptaclesClean fluorescent light panels in laundry roomsKeep maintenance rooms clean and organizedKeep common areas clutter-free, sanitary, and presentableHousekeepingClean offices, clubrooms, and restrooms dailyVacuum, dust, and polish furnitureClean windows and empty wastebasketsClean kitchen areas when applicableVacuum, dust, and touch-up model and show unitsThoroughly clean laundry rooms, including machines, floors, trash cans, and windowsClean dryer ventsClean make-ready apartments as assignedTouch-up and freshen move-in apartments for the following dayMaintain an inventory of cleaning materials and suppliesApartment Turns & Maintenance SupportTrash out vacant apartmentsAssist Maintenance Technicians under Lead Maintenance supervisionDeliver notices and newsletters to resident doorsSupport special projects and operational needsAssist the maintenance team as neededCustomer Service & Professional StandardsProvide courteous and professional service to residentsMaintain a professional appearancePromote a positive image of the propertyWork effectively with property and maintenance teamsPerform other duties as assignedWhat Success Looks LikeGrounds and common areas consistently meet company cleanliness standardsProperties maintain strong curb appealPool and amenity areas remain clean, safe, and inspection-readyOffices, clubrooms, restrooms, laundry rooms, and other facilities are properly maintainedVacant and move-in units are completed within established timelinesMaintenance and operational teams receive dependable supportResidents experience professional and courteous serviceAssigned properties maintain a clean, organized, and welcoming environmentGrow With UsThis position can provide opportunities to build experience in property maintenance, housekeeping, and community operationsMaintenance TechnicianLead MaintenanceAssistant ManagerAdvancement is based on experience, certifications, technical competencies, performance, and business needs.What You Will BringReliable and dependable work ethicStrong attention to detailPride in maintaining clean and attractive communitiesStrong customer service skillsAbility to work independently and as part of a teamAbility to prioritize daily responsibilitiesWillingness to learn and adapt to new technologyAbility to safely operate basic hand tools and cleaning equipmentProfessional appearance and attitudeQualifications:High School Diploma or GEDPrior groundskeeping, janitorial, housekeeping, or property maintenance experience is a plusAbility to operate basic hand tools and cleaning equipmentReady to build your career with a company that values stability, growth, and people?
