Job description

Hays is exclusively partnered with a fast-growing and highly respected commercial real estate advisory and project management firm seeking a Construction Project Manager / Owner's Representative to join its expanding team in Richmond, Virginia. This opportunity is ideal for an ambitious Assistant Project Manager, Project Manager, Estimator, or Preconstruction professional looking to transition from a traditional General Contractor environment into a client-side project management role where you can directly influence project strategy, decision-making, and delivery. With several recently awarded projects and a strong pipeline of future work, the company is continuing to invest in its construction project management team. This position offers a unique opportunity to move beyond managing individual scopes of work and instead take ownership of the entire project lifecycle while representing the owner's interests.

What You'll Be Doing:

As a Construction Project Manager / Owner's Representative , you will act as the owner's trusted advisor and project lead, overseeing projects from initial planning and budgeting through design, procurement, construction, commissioning, and occupancy. You will be responsible for driving successful project outcomes by managing schedule, budget, risk, quality, and stakeholder relationships throughout the project lifecycle.

Key responsibilities include:

Leading projects from concept through completion on behalf of owners and end users.

Developing and maintaining project schedules, budgets, reporting, and risk registers.

Coordinating architects, engineers, consultants, contractors, vendors, and key stakeholders.

Reviewing construction costs, change orders, contracts, procurement strategies, and project forecasts.

Monitoring construction progress and ensuring projects remain on schedule and within budget.

Identifying project risks early and implementing proactive solutions.

Facilitating project meetings and providing executive-level updates to key stakeholders.

Managing multiple projects simultaneously at various phases of design and construction.

Acting as the primary point of contact for clients throughout project delivery.

This role provides exposure to lead multiple high-profile projects while working alongside an experienced team of construction professionals, project managers, and real estate advisors.

What You'll Need to Succeed

3+ years of construction project management experience with a General Contractor, Construction Manager, Developer, Design-Build Firm, or Owner's Representative.

Experience managing budgets, schedules, subcontractors, RFIs, change orders, procurement, and project closeout activities.

Strong understanding of construction delivery methods and project controls.

Experience in commercial interiors, renovations, tenant improvements, mission critical, government, or commercial construction projects.

Ability to lead multiple projects simultaneously in a fast-paced environment.

Strong client-facing communication and stakeholder management skills.

Desire to transition from a contractor environment into a client-side project leadership role.

Based in Richmond, VA with a collaborative in-office presence.

Ability to travel periodically as project requirements dictate.

Why this Opportunity Stands Out

Many project managers eventually reach a stage where they want greater involvement in project strategy, client relationships, budgeting decisions, and overall project outcomes. This role offers that opportunity. Rather than managing a single contract package, you'll oversee projects from concept to completion, work directly with owners and executive stakeholders, and gain exposure to the real estate and business decisions driving each project. This is an excellent next step for construction professionals seeking broader project ownership, increased client interaction, and a long-term path into senior project management and leadership.

What's In It For You?

Competitive base salary: $90,000 - $100,000

Industry-leading bonus program of 15%-50% of base salary

Annual 401(k) contribution

Company-assisted healthcare coverage, including family plans

3 weeks PTO

Company-paid life and disability insurance

Clear progression into Project Manager, Senior Project Manager, and Director-level positions

Direct exposure to owners, developers, executives, and key decision-makers

Opportunity to gain experience on a diverse portfolio of projects across multiple asset classes

What To Do Next

If you're a construction professional looking to take the next step from pure project execution into a more strategic, client-facing project management role, we'd love to hear from you.
