Multifamily Property Management | Garden-Style Apartment Community
We are seeking a dependable, hardworking, and detail-oriented Porter to help maintain the cleanliness, appearance, and overall upkeep of a garden-style multifamily apartment community. The Porter plays an important role in creating a clean, safe, and welcoming environment for residents, prospective residents, visitors, and staff.
The ideal candidate takes pride in their work, has a strong work ethic, follows directions, and understands the importance of maintaining the property's curb appeal and common areas.
Key Responsibilities
Groundskeeping and Curb Appeal
Maintain the cleanliness and appearance of the property's grounds, landscaping areas, parking lots, sidewalks, and building entrances.
Pick up litter, debris, and trash throughout the community daily.
Empty exterior trash receptacles and ensure designated trash areas remain clean and organized.
Keep sidewalks, breezeways, stairwells, entryways, and common areas free of debris.
Assist with seasonal cleanup, including leaf removal, landscaping cleanup, and snow and ice removal as directed.
Identify and report landscaping issues, damaged property features, and potential safety hazards.
Common Area Maintenance
Clean and maintain laundry rooms, community rooms, fitness areas, mail areas, and other shared spaces as assigned.
Sweep, mop, wipe down, and sanitize designated common areas as needed.
Maintain clean and presentable building entrances, hallways, stairwells, and breezeways.
Monitor trash rooms, dumpsters, and recycling areas to ensure they remain orderly.
Assist with preparing common areas for inspections, property visits, and resident events.
Trash and Waste Management
Collect and remove trash from designated areas and transport it to the appropriate dumpsters or disposal locations.
Monitor dumpster areas and report overflowing containers, illegal dumping, or bulk items requiring special removal.
Help ensure waste disposal areas comply with property procedures and remain free of debris.
Follow proper procedures for handling waste and using cleaning supplies and equipment safely.
Property Maintenance Support
Assist maintenance personnel with general property upkeep and special projects as assigned.
Report maintenance concerns, including leaks, damaged lighting, broken fixtures, pest activity, and trip hazards.
Assist with apartment turnover preparation and other non-technical tasks as directed.
Help maintain storage areas, maintenance shop surroundings, and exterior equipment areas in an orderly condition.
Complete assigned tasks within established time frames and report completed work to the supervisor.
Safety and Customer Service
Follow all company safety procedures and use appropriate personal protective equipment.
Promptly report unsafe conditions, property damage, suspicious activity, or emergencies to management.
Maintain a professional and courteous demeanor when interacting with residents, visitors, vendors, and coworkers.
Respect resident privacy and follow company policies when working around occupied apartments.
Perform other related duties as assigned by the Property Manager, Maintenance Supervisor, or designated supervisor.
Required Qualifications
Ability to perform physical tasks, including standing, walking, bending, lifting, and working outdoors in varying weather conditions.
Ability to lift and carry materials within the physical requirements of the position.
Dependable attendance, punctuality, and a strong work ethic.
Ability to follow instructions, prioritize assignments, and work independently or as part of a team.
