Property Management SpecialistAs a Property Management Specialist, you will provide routine services for a variety of departmental and financial activities.Team Overview5 person team in buildingHM, Assistant ManagerResource's Typical Working DayHelp pay invoicesAccounts payableKeeping service contractsP2P for processing of payables for the buildingCreating a service contract Preparing a lease abstractDoing the manual bill forms for recurring monthly charges tenant and vendor correspondenceCollect COIHelp maintain PM bookGetting the 2027 tax and expenses properly booked to the tenantsSend invoices to P2P for uploading, code with proper GL and detailed descriptionConfirm utility invoices (water/sewer/irrigation/electric/gas if applicable) are being received and uploaded in P2P monthly (they should be on auto draft) and update spreadsheet tracker, code invoices and add descriptions start/stop vacant utility services as neededCreate service contracts in P2PPrepare lease abstracts and send to Manager in PulsePrepare MBF's, reoccurring charges, FIF's, etc. in Pulse and send to Manager for review/approvalGenerate tenant billback packagesCollect, maintain and track COI's (tenant and vendor) ensure they are compliant with COI requirements in the PMA and leasesCollect W-9s from new vendors, prepare VMA requestsWork with PM to ensure PULSE complianceTenant and vendor correspondence as needed schedule vendor after PM signs contractsDefault letters, OPX estimate and recon letters, etc.Meet with PM on the 10th of the month to review AR follow up with tenants on outstanding balancesOther tasks as assignedMust Have SkillsSome level of commercial property management experienceProperty management accountExperience with MRI- proficient understandingUnderstanding of property level accounting worksYears of Experience1-2 years of experienceUnderstands fundamentals of how a commercial building operatesEducationBachelor's DegreeSoftware SkillsMS Office SuiteMRIInterview ProcessVirtual, onsiteScreening QuestionDescribe your experience with MRIAbout US Tech SolutionsUS Tech Solutions is a global staff augmentation firm providing a wide range of talent on-demand and total workforce solutions.
