Roofing Project ManagerWe are seeking a Roofing Project Manager to join the Milwaukee team. This role will oversee a nationwide roofing program spanning reroofs, overlays, repairs, coatings, storm response, contractor management, material procurement, and roof asset planning across hundreds of industrial buildings.What You'll Do as the Roofing Program/Project Manager:Manage multiple roofing projects across a national industrial property portfolioSource, vet, and onboard commercial roofing contractors across multiple regionsBuild and maintain a qualified contractor bench for future project needsSolicit, review, level, and award bids for reroofs, overlays, repairs, coatings, and related scopesNormalize contractor scopes so proposals can be compared accuratelyPrequalify contractors for licensing, insurance, safety, bonding, and manufacturer certificationsManage subcontracts, change orders, lien waivers, and pay applicationsCoordinate crew deployment across multiple states based on urgency, weather, project readiness, and costTrack project schedules and maintain a reliable source of truth for status across all active workReview progress photos, completion documentation, and closeout packagesCoordinate emergency leak response and storm-related repairsManage roof warranty registration, tracking, and enforcementSupport insurance claims related to hail, wind, and other storm eventsCoordinate with adjusters, contractors, ownership, and internal teams during claim resolutionOrder roofing materials and support bulk purchasing strategies to improve pricingTrack material systems, costs, and usage across propertiesMaintain a detailed roof inventory including roof sections, system type, installation dates, warranties, and square footageEvaluate ponding, secondary drainage, overflow conditions, and other roof performance risksHelp develop drainage improvement recommendations including tapered insulation, drains, scuppers, crickets, and saddlesSupport roof condition assessments and multi-year capital planningReconcile invoices, purchase orders, and completed workTrack program budgets and communicate cost and progress updates to ownershipTravel approximately 10-15% for post-completion reviews, quality checks, and contractor site visitsMust-Haves as the Roofing Project Manager:3-7 years of relevant construction, project management, roofing, facilities, or capital improvement experienceStrong project coordination and multi-project tracking skillsAbility to manage projects across multiple locations and schedulesStrong organizational skills and attention to detailAbility to read commercial roof plans, specifications, and construction detailsProficiency with spreadsheets and project or scheduling softwareComfort working directly with contractors, vendors, accounting, and ownershipStrong communication and problem-solving skillsAbility to work onsite in Milwaukee five days per weekWillingness to travel approximately 10-15%Ability to safely access roofs, climb ladders, work at heights, and walk large roof areasNice-to-Haves as the Roofing Project Manager:Commercial roofing project management experienceRoofing estimating experienceField roofing experienceKnowledge of low-slope commercial roofing systemsExperience with TPOExperience with EPDMExperience with PVCExperience with Modified BitumenExperience with Built-Up RoofingExperience with fluid-applied roof coatingsFamiliarity with commercial roofing manufacturer warranty programsKnowledge of manufacturers such as GAF, Carlisle, Holcim/Elevate, Johns Manville, or Sika/SarnafilContractor prequalification experienceVendor management experienceRoofing material procurement experienceInsurance claim or storm restoration experienceDrainage design or roof condition assessment experienceBachelor's degree in Construction Management, Engineering, or a related fieldBenefits Offered:High-visibility role with ownership over a nationwide roofing programExposure to a large industrial property portfolioOpportunity to manage projects across multiple climates and regionsAbility to influence contractor strategy, procurement, warranty management, and capital planningDirect interaction with ownership and internal leadershipOpportunity to build systems and processes that improve long-term roof performanceBroad exposure to reroofing, coatings, repairs, storm response, and drainage improvement projectsLong-term career growth within a large industrial real estate platformTrueline and its clients are unabashed equal-opportunity employers committed to a diverse workforce.
