About ARV Finance
Real estate lending moves quickly. Protecting the capital behind it takes experience, conviction, and the ability to act when a project or borrower moves off plan. ARV Finance is a growing private real estate lender operating in a fast- paced environment where sound judgment and decisive execution matter. Our portfolio includes ground-up construction and fix-and-flip rehabilitation projects, creating meaningful opportunities for an experienced asset manager to influence outcomes throughout the life of a loan.
Join us at the point where real estate, credit, negotiation, and recovery strategy meet. You will help solve complex asset challenges, work closely with borrowers and external professionals, and see the direct impact of your decisions on portfolio performance and capital recovery. For someone who enjoys taking ownership and moving difficult situations toward resolution, this is an opportunity to make your expertise count.
Position Overview
ARV Finance is seeking a highly qualified Senior Asset Manager to take ownership of a private real estate debt portfolio, with primary responsibility for delinquent and non-performing loans, loan modifications, special servicing, workouts, foreclosures, and Real Estate Owned (REO) assets. This is a substantive portfolio management role requiring hands-on experience moving troubled loans from early intervention through negotiated resolution, enforcement, or asset disposition.
You must be able to move confidently from a borrower servicing conversation to a discussion of default remedies, workout terms, and legal next steps. You will evaluate the economics of each resolution, negotiate within approved authority, and coordinate with counsel and foreclosure professionals to execute the selected strategy. Direct experience managing the entire foreclosure process from initial default through sale and post-foreclosure resolution is essential.
The strongest candidates bring private lending special-servicing experience, commercial judgment, and the composure to lead difficult borrower conversations. Conventional banking or routine loan-servicing experience alone does not meet the requirements of this role. Portfolio administration and construction draw and budget oversight round out the position, following its primary focus on distressed-loan resolution and recovery.
Key Responsibilities
Loan Modifications and Asset Workouts
• Own resolution strategies for delinquent, matured, and non-performing private real estate loans; assess borrower capacity, collateral value, project status, and the expected timing and cost of recovery.
• Develop, recommend, negotiate, and implement loan modifications, extensions, repayment plans, forbearance agreements, discounted payoffs, and deeds in lieu, subject to approval and counsel review as appropriate.
• Compare negotiated workouts with foreclosure and other enforcement alternatives using documented recovery scenarios, costs, risks, and timelines; recommend the path that best protects capital.
• Lead difficult borrower and guarantor discussions, establish clear milestones, track performance against agreements, and escalate promptly when a negotiated solution is no longer viable.
Special Servicing and Foreclosure Management
• Manage the complete foreclosure process from default identification and referral through required notices, applicable cure and reinstatement periods, trustee or judicial sale as appropriate, and post-sale transition or resolution.
• Coordinate and track counsel, foreclosure trustees, servicers, and other parties; maintain accurate timelines, required documentation, approvals, and current status for each distressed asset.
• Identify and escalate title defects, senior liens, tax delinquencies, insurance gaps, bankruptcy filings, contested proceedings, and other barriers to enforcement or recovery; coordinate the response with counsel.
• Maintain a disciplined watchlist and asset-level action plans, including next steps, accountable parties, deadlines, recovery estimates, and recommendations for leadership.
REO Management
• Oversee the transition of foreclosed or otherwise acquired properties into REO, coordinating possession and any necessary legal proceedings through counsel and authorized providers.
• Direct property security, insurance, preservation, repair or completion budgets, broker selection, marketing, and sale execution through approved vendors and internal approvals.
• Evaluate hold, complete, stabilize, and sell alternatives; monitor carrying costs, market conditions, and net proceeds to maximize capital recovery.
Legal Coordination
• Serve as the business lead working with external counsel, receivers, foreclosure trustees, and other professionals on defaults, enforcement, workouts, and REO matters.
• Assemble and validate loan files, payment histories, notices, collateral information, and supporting records; coordinate review of proposed workout and enforcement documents.
• Translate counsel’s advice into clear business recommendations and execution plans; monitor legal budgets, milestones, and recovery implications. Legal advice and legal filings remain the responsibility of licensed counsel.
Portfolio Administration and Construction Servicing
• Monitor payments, maturities, extensions, borrower obligations, insurance, property taxes, liquidity covenants, and collateral risks across the assigned portfolio.
• Re-underwrite assets using updated appraisals, broker price opinions, comparable sales, project financials, and market intelligence; maintain reliable portfolio reporting and records.
• Review construction draw requests, inspection reports, lien waivers, title updates, and supporting invoices; approve within delegated authority or recommend funding decisions.
• Track construction budgets, contingency balances, change orders, project schedules, and cost to complete; identify funding shortfalls, overruns, delays, and risks to completion before releasing additional capital.
Required Qualifications
• At least five years of directly relevant experience in private real estate lending, special servicing, distressed debt asset management, or real estate workouts, including hands-on management of non-performing loans.
• Demonstrated ownership of foreclosure matters from initial default through completed foreclosure and post- foreclosure resolution, including coordination with counsel and foreclosure trustees. Experience limited to collections or referral to another team is insufficient.
• Proven experience negotiating and executing loan modifications, forbearance agreements, and asset workouts, and managing REO assets through disposition.
• Working knowledge of California foreclosure processes, secured real estate loan documents, lien priority, title matters, guaranties, and the impact of bankruptcy on enforcement; ability to recognize issues requiring counsel.
• Experience with construction draw administration, project budgets, cost-to-complete analysis, real estate valuation, and collateral risk assessment.
• Strong Excel and financial modeling skills, comfort with portfolio management systems, and the ability to present clear recovery analyses and recommendations.
• Exceptional negotiation, documentation, and communication skills; sound judgment, urgency, attention to detail, and the ability to manage multiple complex assets simultaneously.
• Bachelor’s degree in Finance, Real Estate, Economics, or a related field. Ability to work from the San Diego or Los Angeles office at least three workdays per week.
