Job Summary
nAs a Senior Associate, Real Estate, you will lead proactive negotiations with landlords on a wide range of lease matters, with a focus on optimizing values and achieving favorable outcomes for Walgreens. This position manages real estate transactions and provides actionable real estate data and analytics to support the program. You will have the opportunity to build and maintain strong relationships with internal business partners, external vendors, landlords, and brokers in this position.
nThis position requires a minimum of 4 days per week of in office work in Deerfield, IL.
nJob Responsibilities
nnnEvaluates trend data to proactively identify early adverse or positive trends in the real estate portfolio, asset disposition, construction management, asset management, and store care programs.
n
nnCoordinates issue resolution between various Walgreens departments and external stakeholders by researching root causes, contacting various internal teams, communicating with landlords, and updating agreements, with oversight. Updates real estate information in internal systems.

nnParticipates in, and at times leads, meetings with various departments to collect and report on information regarding process standardization and improvement, waste elimination, and customer requirements for ad hoc reporting.

nnCreates appropriate business metrics for division processes and updates score cards based upon objective interpretations of performance against metrics/standards.
n
nnProvides data insights and recommends corrective actions to address adverse trends or deploy best practices associated with program trends.

nnPrepares monthly asset management reports to align with division strategy and objectives and tracks progress to further drive value creation activities.
n
nnMaintains and manages data within the asset management database with emphasis on reviewing and managing performance metrics to guide future strategies.

nBasic Qualifications
nnnBachelor’s degree OR a high school diploma/GED and at least 3 years’ experience in real estate industry.
n
nnExperience developing ways of accomplishing goals with little or no supervision, depending on oneself to complete objectives and determining when escalation of issues is necessary.
n
nnExperience organizing and prioritizing project workload to meet deadlines.
n
nnExperience collaborating with internal and external resources to help communicate strategies that meet department goals within budget and established timelines.
n
nnExperience in learning and applying real estate concepts required to deliver results.
n
nnIntermediate level skill in Microsoft Excel (for example: using SUM function, setting borders, setting column width, inserting charts, using text wrap, sorting, setting headers and footers and/or print scaling).
n
nnIntermediate level skill in Microsoft PowerPoint (for example: applying a theme, formatting character spacing, inserting a picture, changing slide layout and theme colors, adding transitions, customizing slide numbers, changing chart style and/or formatting font).
n
nnWilling to travel up to/at least 10% of the time for business purposes (within state and out of state).

n nPreferred Qualifications
nnBachelor’s Degree in Finance, Economics or Real Estate
