Theyareseekingahighlyorganized,execution-drivenSeniorManager,RealEstatetoleadtheon-the-groundexpansionofretailstoresandvending-formatunitsacrosstheUnitedStates.Thisroleownstherealestatepipelineend-to-end—siteselection,leasenegotiation,andcross-functionalcoordination—toopennewlocationsontimeandonbudget.TheidealcandidatebringsdeepU.S.retailrealestatemarketknowledge,stronglandlord/developerrelationships,andtheoperationalrigortomanagemultipledealssimultaneouslyinafast-movingenvironment.
Responsibilities:
Leadend-to-endsiteidentificationandevaluationfornewretaillocations,includingfieldvisits,tradeareaanalysis,traffic/demographicreview,andcompetitiveassessment;preparesitepackagesandgo/no-gorecommendationsforleadershipapproval
Leadleasenegotiations,LOIs,andcontractmodificationstosecurefavorableeconomicandoperationalterms,partneringwithLegalonagreementreviewandexecution
Maintainanaccurate,well-documentedpipelineanddeal-trackingrecordsacrosstheportfolio(leasestatus,keydates,financialterms)
Buildandmaintainstrongrelationshipswithlandlords,propertymanagers,brokers,anddeveloperstofacilitatetransactionsandsurfacefutureopportunities
CoordinatewithConstruction,Operations,Finance,andMerchandisingtokeeppre-openingactivitiesonschedule,managingtimelinesfromleaseexecutionthroughgrandopeningandresolvingdelaysproactively
Serveastheday-to-daypointofcontactforlandlordsandinternalteamsduringbuild-outandopening;conductpost-openingreviewsandmaintaincompleteprojectdocumentation
Requirements:
Bachelor'sdegreeorhigher
8+yearsofcommercialrealestateexperiencewithastrongfocusonretailsiteselectionandleasing;multi-unitretailbrandexperiencepreferred
Proventrackrecordmanagingahigh-volumepipelineofrealestatetransactionsfromprospectingthroughleaseexecution
In-depthknowledgeoftopshoppingcenters,lifestylecenters,andmajorU.S.businessdistricts
Strongnegotiationskillsacrossdiversemarketconditions;excellentprojectmanagementandorganizationalskillstojugglemultipledealsanddeadlines
WillingnesstotravelasneededforsitevisitsandmarketcoverageacrosstheU.S.
