Job TitleReal Estate Asset ManagerJob DescriptionYou will support the management of real estate assets by preparing and coordinating due diligence for property transactions, overseeing lease negotiations and administration, and conducting market analysis to catalog available properties and model financial values. You will maintain the real estate database, manage records and documentation, and provide reporting on property metrics. Travel is required for business purposes.Essential FunctionsPrepare, coordinate, distribute, and synthesize information for property acquisitions, dispositions, lease opportunities, and financing opportunities.Manage new and renewal lease negotiations including structure, underwriting, and pricing.Lead and advise internal parties on lease concepts and ensure uniform adherence to lease contracts from both landlord and tenant perspectives.Respond to tenant needs and coordinate with administrative and technical staff to resolve issues promptly.Catalog available properties in key markets and conduct financial modeling of real estate values versus operational concerns.Support business development and operations with real estate market pricing analysis and maintain the real estate database with property-specific metrics.Manage the collection and cataloging of real estate records and documentation including deeds, surveys, environmental reports, and appraisals.Other essential duties may be applicable and assigned as necessary.What Experience and Education You NeedBachelor's degree in Business, Real Estate, Finance, Accounting, Economics, or a similar discipline.Minimum 3 years of experience required in the commercial real estate industry, including corporate real estate department, brokerage, REIT, development, management, or lending.Advanced proficiency in Microsoft Excel, including pivot table analysis and financial analytics tools such as IRR, ROI, CAP Rates, ROC, ROIC, and NPV.Ability to manage lease negotiations including structure, underwriting, and pricing.Experience maintaining real estate databases and managing property documentation including deeds, surveys, environmental reports, and appraisals.Ability to travel for business purposes (10-15%).What Could Set You ApartFamiliarity with cold storage, food, or industrial real estate.Master's degree or MBA in Real Estate preferred.Effective verbal and written communication.Ability to manage multiple tasks efficiently and deliver projects on time.Strategic thinking with the ability to translate concepts into actionable plans.Ability to present information clearly and confidently to all levels of management.Ability to work collaboratively and foster positive business relationships.Attention to detail and commitment to continuous improvement.Physical RequirementsRequires several hours per day of sitting, getting up and down from chairs, reaching, and/or bending.Requires manual dexterity with normal hand and finger movements for typical office work, including the operation of computers, telephones, and similar equipment.Requires ability to comprehend and communicate with others verbally and/or in writing.May require travel by automobile and airplane for business.May require visits to warehouse operations in temperatures at or below freezing.May require the occasional lifting, carrying, positioning, and/or moving of objects weighing up to 20 pounds.Americold is an Equal Opportunity Employer.
