Job description

Lead the Next Phase of Apha's Affordable Housing Growth

Apha Partners Group, LLC is seeking an accomplished affordable housing executive to lead the expansion of our affordable housing development platform .

Apha is an established multifamily real estate investment firm with experience across acquisitions, renovations, development, and ownership. As part of our next phase of growth, we are making a significant commitment to affordable housing development and are looking for a senior leader to help shape and execute that strategy.

This is a highly visible leadership position with direct access to ownership and significant influence over deal origination, investment strategy, capital relationships, development execution, team building, and the long-term direction of the platform.

The opportunity combines the resources and backing of an established multifamily organization with the ability to have a meaningful role in shaping and scaling a growing affordable housing development business .

Our initial Tier 1 markets are Ohio and North Carolina , with the ability to pursue compelling opportunities in additional markets as the platform grows.

The Opportunity

The SVP / Head of Affordable Housing Development will lead Apha's affordable housing development efforts, with responsibility for identifying opportunities, establishing strategic relationships, structuring transactions, advancing projects, and developing a meaningful pipeline.

We are looking for a senior executive who understands the affordable housing business from both a deal and development perspective —someone who can recognize opportunities, navigate complex transactions, bring the right parties together, and lead projects through execution.

Affordable housing will be the primary focus, including LIHTC, tax-exempt bond, mixed-income, workforce, and other public-private development opportunities .

The individual may also participate in market-rate development opportunities where their relationships, experience, or deal flow create value.

Key Responsibilities

Lead Apha's affordable housing development strategy and growth.

Originate, evaluate, negotiate, and advance new development opportunities.

Develop a strong pipeline, initially focused on Ohio and North Carolina.

Lead the structuring and capitalization of affordable housing transactions utilizing LIHTC, tax-exempt bonds, conventional financing, public incentives, and other public and private capital sources.

Establish and expand relationships with housing agencies, municipalities, landowners, lenders, investors, syndicators, nonprofit organizations, brokers, and strategic partners.

Lead opportunities from initial concept and site control through underwriting, entitlements, financing, design, construction, stabilization, and completion.

Identify and develop joint ventures, public-private partnerships, and other strategic relationships.

Assemble and lead the internal and external teams necessary to execute projects effectively.

Present development opportunities, investment strategies, economics, and risks directly to ownership, lenders, investors, and capital partners.

Help shape the people, processes, partnerships, and market strategy necessary to scale the platform over time.

Who We Are Looking For

We are interested in speaking with accomplished affordable housing professionals who have demonstrated an ability to originate opportunities, structure transactions, build relationships, and execute developments.

You may currently be leading development for an established affordable housing organization, overseeing a regional portfolio or market, originating transactions, or holding a senior role within a larger development platform.

We care about what you have accomplished, the transactions you have executed, the relationships you have built, and your ability to lead the next stage of growth.

Strong candidates will generally bring:

Significant experience in affordable housing and multifamily development.

Demonstrated experience with LIHTC and complex affordable housing transactions.

Strong deal origination and transaction execution capabilities.

An established network within the affordable housing, multifamily, governmental, and capital markets communities.

A sophisticated understanding of development economics, capitalization, and risk.Experience navigating public and private financing sources and development partnerships.Experience leading internal and external project teams.Strong judgment, leadership, negotiation, and relationship-building capabilities. The ability to operate effectively in an environment that combines institutional discipline with entrepreneurial flexibility. Location & Markets

Our initial Tier 1 affordable housing markets are Ohio and North Carolina .

The successful candidate may be based in either market, with flexibility based on experience and relationships. We are also interested in professionals whose background and network may create opportunities for Apha to expand strategically into additional markets over time.

Why Apha

For an accomplished development executive, this opportunity offers a balance that can be difficult to find.

You will join an established multifamily investment organization while having the opportunity to play a central role in shaping and expanding a growing affordable housing development platform.

You will work directly with ownership, have meaningful influence over investment and development decisions, help determine which opportunities and markets we pursue, establish strategic partnerships, and build the team necessary to support growth.

This is an opportunity for someone who values autonomy, access to decision-makers, the ability to influence strategy, and the resources to execute.

For the right individual, Apha is open to structuring a compensation package that creates meaningful long-term alignment with the growth and success of the affordable housing platform.

If you have built affordable housing deals, developed meaningful industry relationships, and are interested in having a larger role in shaping what comes next, we would like to have a conversation.
