Job Title: Vice President of Land Development
Company: real estate investment and development, focused on residential land
Location: on-site in Midtown Atlanta
Compensation: base $160k-$200k + bonus
Job Overview:
The Vice President of Land Development will support the investment strategy of the company by driving the planning and execution of projects across its U.S. land portfolio. This is a broad, hands-on project management role that spans the full lifecycle of a land investment—from acquisition and due diligence through land planning, zoning, entitlements, permitting, development and disposition. The role requires a commercially minded real estate professional who can translate investment strategy into actionable project plans, coordinate technical professionals and consultants, manage schedules and deliverables, and keep multiple projects moving forward. The ideal candidate understands both the investment and development sides of residential land and can connect project-level decisions to broader investment objectives.
KEY RESPONSIBILITIES:
Partner closely with Leadership to translate investment strategy into project priorities and execution plans across the portfolio.
Coordinate technical professionals and external consultants, managing schedules, deliverables and accountability to ensure projects remain on track and aligned with investment objectives.
Translate investment strategies into actionable development plans, including budgets, schedules, milestones and deliverables.
Manage projects through the land investment lifecycle, including acquisition, due diligence, land planning, zoning, entitlements, permitting, infrastructure, development and disposition.
Maintain clear, proactive communication with leadership and internal teams; escalated risks, delays and decisions early, so there are no surprises.
Support acquisitions and dispositions as needed, including underwriting, diligence, transaction execution and preparation of assets for market.
QUALIFICATIONS / EXPERIENCE:
Approximately 10+ years of relevant real estate experience involving residential land investment, planning, development and/or project management.
Experience with a national homebuilder is highly desirable, particularly in a role with exposure to land planning, entitlements and project execution.
Meaningful exposure across multiple stages of the investment and development lifecycle, rather than experience limited to one function.
Experience leading projects, people and/or multidisciplinary consultant teams.
Working knowledge of land planning, entitlements, engineering and development; technical expertise is valuable, but this is not a pure technical role.
Strong commercial judgment and the ability to connect development decisions to investment outcomes.
Highly organized and capable of managing competing priorities across multiple projects.
Exceptional communicator who proactively shares critical information, follows through and knows when to escape.
High-energy, curious, adaptable and comfortable operating in a lean, entrepreneurial environment.
