Division: Affordable HousingnDepartment: Leasing nnnPosition Status: Full Time nFLSA Status: Non - Exempt nnnnnJOB SUMMARY:
nThe Leasing Agent is responsible for performing allactivities related to apartment rentals, resident move-ins, and lease renewals including completion of allrequired administrative paperwork. You will perform tasks related to the overall community and resident retention. The Leasing agent provides excellent customer service by responding to resident inquiries and concerns.
nESSENTIAL JOB FUNCTIONS
nnAssists the community managers in maintaining occupancy levels at the affordable living community.
nAssists the Community Managers with renting the apartments to meet or beat the occupancy goals. This includes, but is not limited to: conducting tours, maintaining the wait list, gathering required verification, and processing new applications.
nFamiliar with HUD and LIHTC regulations.
nObtains appropriate signatures and documentation related to the move in.
nPrepares move in packets.
nAssists with incoming/outgoing calls as needed.
nProvides tours, performs interviews and responds to mailings and phone calls.
nComplete all move-in paperwork including the lease and accompanying addendum in accordance with onsite procedures.
nReviews resident notices to vacate and advises residents of their responsibilities.
nReceive rent payments from residents, complete resident receipts, post rent payments to resident accounts and updates resident records.
nComplies with the company policies and procedures. Promotes and ensures compliance with Fair Housing Laws and other industry-related federal, state and local laws. Maintain documentation verifying compliance.
nAdheres to all company and site policies and procedures according to the employee handbook, and Eureka safety policies.
nUpdates residents records as necessary
nAssists in maintain the physical appearance of the community by picking up grounds, performing minor apartment cleaning and touch-up, and ensuring the common areas are clean and neat.
nParticipates in all mandatory training programs.
n Responsible for reporting to work on time as scheduled and complying with dress code.
nAdditional duties, including those assigned by employee's supervisor or a corporate executive employee.
n nMINIMUM KNOWLEDGE, SKILLS AND ABILITIES REQUIRED:
nnAbility to communicate and maintain good relationships with office employees. Residents and site employees.
nExcellent interpersonal skills and the ability to interact effectively with persons of diverse social, cultural and ethnic backgrounds.
nProficiency in customer service and sales
nGood verbal communication skills.
n nEDUCATION AND EXPERIENCE REQUIRED
nnHigh School diploma, GED. Or additional equivalent experience.
nPrior experience in customer service or sales position.
