Job description
MARKETING SPECIALIST (In-House Agency, Residential & Multifamily)
3-month contract with the potential for hire, onsite position
About Our Client
In-house marketing agency supporting a portfolio of residential and multifamily properties
Serves internal stakeholders and field leadership the way an agency serves clients
Fast-paced, collaborative team focused on brand presence, lead generation, and leasing performance
Job Summary
We are seeking a creative, data-driven Marketing Specialist to strengthen brand presence, improve campaign performance, and drive demand for apartment communities. You will support and execute integrated marketing strategies across digital, print, email, phone, and point-of-sale channels. The ideal candidate is a strong communicator with real project management and client management skills, someone who can balance creativity with analytics, manage multiple stakeholders at once, and bring thoughtful recommendations that improve results.
Key Responsibilities
Develop, coordinate, and execute marketing initiatives across web, print, email, phone, and point-of-sale channels to support leasing and brand awareness goals
Manage projects from intake to delivery: scope work, set timelines, track deliverables, and keep campaigns on schedule and on budget
Act as the day-to-day point of contact for internal clients, field leadership, and vendors, setting clear expectations and communicating proactively
Build strong relationships with the teams you support, understand their goals, and bring them ideas, not just order fulfillment
Create, review, and refine marketing content so messaging is accurate, compelling, on-brand, and effective across audiences
Analyze campaign performance, prepare reports, interpret data, and recommend optimizations to improve effectiveness and lead generation
Manage small to mid-sized projects independently and contribute meaningfully to larger cross-functional initiatives
Partner with internal stakeholders and vendors to deliver timely, high-quality campaigns and creative assets
Research market trends, competitor activity, and emerging marketing approaches to find new opportunities
Support communications for internal stakeholders and for current and prospective residents
Proactively identify process improvements that help the team work more efficiently and scale impact
What Will Help You Succeed
You thrive in a fast-paced environment and adapt quickly when priorities shift
You have strong project management instincts and can juggle multiple campaigns, deadlines, and stakeholders without dropping details
You manage relationships like an account manager: proactive updates, clear expectations, and trust built over time
You work collaboratively across teams and communicate well with stakeholders at every level
You are an independent problem solver who can assess an issue, find a practical fix, and keep work moving with minimal direction
You bring strong organizational skills and sound judgment
Qualifications
Bachelor's degree in Marketing, Business, Communications, or a related field preferred
3-5 years of professional experience in marketing, communications, or a related field required
Strong project management and client management skills, including experience running multiple projects for multiple stakeholders at the same time
Strong writing, editing, and cross-functional collaboration skills
Experience analyzing campaign results and using data to inform recommendations
Ability to manage multiple priorities and work independently with sound judgment
Agency experience (or in-house agency experience) a plus
Experience using LLMs and AI tools to scale deliverables preferred
Travel: local and national, up to 20%
